OCCUPANCY: The State of Florida limit the maximum number of people allowed to occupy a specific residence
overnight. If this limit is exceeded, parties will be evicted from the premises with no refund or rebate given.
Booking Terms and Conditions
CANCELLATION: All cancellation must be written and received in our office at least 14 days prior to your arrival
date to avoid any cancellation charges. If written notice is not provided with the required number of days as stated
above, you will be charged a cancellation fee of one night penalty for stays less than 7 nights and two nights
penalty for stays 7 nights or longer. The reservation will not be considered cancelled until you receive a written
acknowledgement.
DAMAGES: Aside from normal wear and tear, you will be held responsible for any damages to the property or
its contents during your vacation residency. A £200 damage deposit is mandatory. We ask that you please
notify our Management Company if any items in the home need the attention of our maintenance department.
KEYS: Lost keys should be reported to our Management Company immediately. There will be a £15 charge for
key replacement.
EMERGENCY REPAIRS: Should the air conditioners, appliances etc. malfunction, every effort will be made to
have them repaired as quickly as possible, but we cannot guarantee that an interruption of service will not occur.
No rebate or refund will be given for circumstances beyond our control including inclement weather. Service
requests called in after 5 pm will be handled as soon as possible but may not be handled until the following
business day. Non emergency maintenance calls will be taken care of on Monday during normal office hours.
MAINTENANCE: It may be necessary for us to enter the vacation home during reasonable hours for the purpose
connected with the repair, care and general maintenance of the home. We will try to notify you in advance
whenever possible.
HOME FURNITURE/DECORATION: The home is privately owned and furnished and equipped to meet the basic
vacation needs. We will not be responsible for providing additional equipment or furnishings.
PERSONAL BELONGINGS: We are not responsible for any personal items left in the home. If left items are
found and we are requested to pick them up and post item to you, you will be responsible for all shipping and
handling charges.
CLEANING OF THE PROPERTY: The home will be professionally cleaned after guest departure. Should
additional service be required due to negligence or abuse, a minimum charge of £50 will be assessed against
your security deposit.
SMOKING: There is a strict NO SMOKING policy inside the villa and around the pool area. If evidence is found,
the Owners or Management Company have the right to terminate your stay in this villa. If extra cleaning is
necessary we have the right to deduct any cleaning or replacement costs from your security deposit.
POOL SAFETY/POOL HEATER: There are no lifeguards. Pool rules should be read before these facilities are
used. Children must be supervised by parents at all times when using the pool facilities. The safety screen must be
erected when the pool is not in use. Pool heat must be requested in advance at an additional charge.
PETS: No pets are allowed in the home. You will be requested to vacate without refund is pets are brought.
RV/OVERSIZE VEHICLES, MOTOR HOMES, TRAVEL TRAILERS OR BOAT TRAILERS are not permitted.
The Homeowner Association rules and regulations prohibit all vehicles except standard size for parking in these
neighbourhoods.
SUBSTITUTION: Circumstances beyond our control may result in your confirmed home to be unavailable and we
will be required to substitute comparable accommodation.
YOUR NEIGHBOURS: Your neighbours may be full time residences and not on vacation. Please comply with the
rules and regulations of the neighbourhood and conduct your actions in a neighbourly manner.
OUR RIGHT: We reserve the right to withhold deposits, revise rental or discontinue occupancy if, in our opinion,
tenant is detrimental to premises. We, as owners, and our Management Company’s first responsibility are to
protect our property.
FORCE MAJEURE: The Owners and Management Company shall not be liable for any circumstances beyond
our control including, but not limited to, war or the threat of war, strikes or industrial disputes, terrorist activity,
closure of airport, vehicle or transport problems, natural or other disaster, fire, flood or drought. This agreement
shall be construed in accordance with English Law.
AVH, our Management Company, as agent, and/or owners of the rental home shall not be liable for any damage or
injury to tenant or to any other person(s), guest(s) or to any property occurring on the premises or any part thereof;
and tenant agrees to hold agent and owners harmless for any claims for damage, no matter how caused, agent
and/or owner will not be held responsible for acts of theft or vandalism or other damages to tenant’s personal
property (or guests).
I acknowledge that I have read the house rules and agree that if any and all damages which occur during my
occupancy, my security deposit will be used to rectify the damages. I understand that I will be notified with 30 days
from the date of departure if any charges have been incurred.
